How to get your Washington Real Estate License

Steps to getting real estate license

Who needs a license?

(This information is taken from the Washington State Department of licensing web page

Check the Washington State licensing web page for any updates or changes.)

Any person who acts on behalf of a real estate firm to perform real estate brokerage services under the supervision of a managing broker.

Requirements

  • Be at least 18 years old.
  • Have a high school diploma or equivalent.
  • Successfully complete 90 hours of approved real estate education within 2 years before applying for the exam. This education must include:
    • A 60-hour course in Real Estate Fundamentals.
    • A 30-hour course in Real Estate Practices.
  • The real estate education requirements will be waived for qualified applicants currently licensed in another state.
  • Be ready to answer Criminal history questions and provide documents if needed.
  • Submit fingerprints for a background check when you apply for your initial license and every 6 years afterward.
  • Pass the broker’s exam.

Before you apply

  • If you are licensed in another state:
    • Request the broker’s exam by submitting a certified license history from the real estate licensing agency in the state where you’re currently licensed to:

    • After we’ve reviewed your license history, we’ll give instructions on how to take the broker’s exam.
      • If you’ve had an active license in another state in the previous 6 months, you’ll only need to take the Washington State part of the exam.
    • After you’ve passed the required portions of the exam, follow the instructions below to submit your application.

How to apply

  1. Login to apply. You’ll need:
  2. Submit fingerprints for state and national background checks.

    Go to Fingerprinting and background checksfor instructions on how to submit your fingerprints through IdentoGO, our electronic fingerprinting vendor.Call Real Estate Regulatory at 360.664.6484 for fingerprint card submission instructions.
  3. For more details, see Fingerprinting and background checks. Background checks don’t delay the issuance of a license.
  4. We’ll send you an email when your license is approved.
    • Your license will be issued in inactive status so it is available to be added to a firm.
    • Your license will be activated immediately when you accept an online request to join a firm.

License expiration

Your broker’s license will expire 2 years after it’s issued.

Thank you for your detailed podcasts! I listened to your podcasts as a study tool and then took Kaplan Practice tests. I studied for about a month and ended up passing a couple weeks ago. I did want to let you know that the majority of the exam was suitability questions. Possibly you could incorporate more scenarios into your podcasts to prepare students for these questions. It's not so much that they were difficult questions. It's just there were a lot of questions that ask "What is the most true..." and these lead to a lot of second guessing. You're podcasts were so helpful so thank you very much!! Erin

Hi Franz, …I’m only about 1/4 of the way through the course, but so far, it’s been a huge help! I only had an online book/study material (with practice questions) and I seemed to struggle to get through the material because it was so wordy and difficult to understand for certain sections. However, when I listen to your course (especially the options section) it really helped me see the big picture so that when I went back to the book and questions, they made much more sense since I had a general understanding of the topic. Hi Franz, A sincere thank you is in order! I am changing careers at the end of this month and preparing for my series 7 exam. I am currently in the hospitality industry and venturing into the financial advisory world in June. Your podcast has been the perfect learning conduit during my hour drive to/from work. I am currently on lesson 31 and thoroughly enjoying the learning so far. Studying in the evening after listening to the material you discuss in the podcast has drastically improved my retention and comprehension. Since my role doesn't require series 7, I have to self study after work and on weekends with little help but study book. Other people in my group are asking for material to supplement their reading and I mentioned your sight. I told them to listen to podcast on apple to see if it meets their standard and then go to site and buy the material. I was amazed that none of them are aware of your site. I find information so knowledgable such as the K1 Partnerships that is constant question from clients. I am getting back in the business and having to sit for the Series 7 again after 15 years! I have a 2 hour commute each day to work so I really wanted to find some audio files to listen to while traveling. I stumbled upon the free PodCasts on my iphone. I thought they were good and decided to search and see what else I could find for Franz Amussen. I like these and Franz does a good job going over the material. I also like how he applies the material to his experience and every day practice. The only thing I don't like is that they downloaded in Amazon Music and I can't find an easy way to be able to read the titles in the list of music. If the titles were named in a different format, we could see the Lesson # in the list. It would be nice if they were listed in the order of the albums. I am constantly having to clic around to find the lessons I want to listen to. That is annoying since I spent $50+ on these. This is my first experience with Amazon Music. Thanks Franz!!

Great audio lessons on the concepts used in the ASA sailing courses August 6, 2015 Format: MP3 Music Franz does another great job with his 3rd audio course for the ASA series (101, 103, 104). Perfect for busy people who don't have much time to sit and read textbooks, but can use a refresher. Perfect audio quality as with the other audio lessons, and he includes stories to make the lessons more interesting and memorable. These lessons are helpful before or after you take the 104 course, or even if you sail and don't plan to get the certification at all. Nothing beats time out on the water but this is worth the small investment.
A Great Study Aid October 8, 2015 Format: MP3 Music This is the third set of lessons for the ASA certifications that I have listened to. I completed my Basic Keelboat Certification and Basic Coastal cruising classes this past summer and these courses allowed me to study in the car. All that was required after listening to the courses was to read through the book once and I was ready. Franz does a great job applying these lessons to real life experiences that help it all make sense and ads some entertainment along the way. A great investment! I look forward to complete my ASA104 this winter and I have no doubt that these courses will help again.
